A wall tie survey combines external inspection with targeted investigation of representative ties and the cavity. The report should identify the evidence found, areas inspected, limitations, diagnosis, repair specification if needed and any monitoring advice.
When this guide fits
Clues worth recording
- Your mortgage valuation asks for a report
- Horizontal cracking is visible
- The wall appears bowed or unstable
- Previous tie repairs are undocumented
Before the visit
Send the specialist the exact wording from your survey or lender, photographs and any deadline. This helps them answer the right question and avoids a vague inspection.
On site
The surveyor normally maps cracks and wall geometry before locating sample ties. A metal detector and borescope may be used; small inspection holes are typically made in mortar joints and made good afterwards. The number and position of checks should reflect the building and concern.
- External elevations and crack pattern
- Wall alignment and openings
- Representative original and remedial ties
- Cavity debris, insulation and exposure
- Evidence of movement or corrosion
What the report should contain
Look for photographs, the inspection method, factual observations, a clear conclusion, limitations and a proportionate recommendation. For a transaction, confirm with the lender or surveyor what qualifications, independence or guarantee they expect.
“Mortgage ready” is a marketing phrase, not a universal approval. Your lender decides what evidence it will accept.
Independent survey or contractor survey?
An independent surveyor is paid for the diagnosis only. A surveying contractor may inspect and quote for work. Either can be appropriate, but the commercial relationship should be clear so you can weigh the recommendation.
Questions homeowners ask
What people usually want to know
Will the survey damage the wall?
Targeted access points may be needed to inspect the cavity or ties. These are commonly made in mortar joints and repaired, but ask the surveyor to explain the method first.
How long does a wall tie survey take?
It depends on property size, access and the number of elevations. Ask what is included rather than choosing on visit length alone.
Who can accept the report?
The party requesting it—often a lender, valuer or surveyor—sets its own requirements. Confirm those requirements before commissioning the inspection.
